I never would of thought that these type of documents would all of sudden show up. And even more lucky they were just a 30 minute drive from my home.

Congrats !  Finding the doc's alone..what odds? and on top of that they where only a stones throw away...Double the luck.  Run out and play your lucky numbers...Things happen in 3's
